Commonly Missed Inspection Items: A Recheck List

This is a memory prompt, not a universal scope list. Recheck only areas relevant to the assignment, safely accessible, and within your authority. The goal is to identify documentation gaps—not to presume damage or add work without support.

Exterior transitions

• Roof-to-wall, wall-to-grade, cladding-to-trim, and material changes
• Rakes, eaves, soffit, fascia, drip edge, gutters, downspouts, and discharge points
• Window and door trim, screens, glazing, wraps, sills, and overhead doors
• Utility penetrations, vents, exterior lights, meters, hose bibs, and mounted equipment
• Decks, stairs, railings, fences, detached structures, and site items named in the assignment

Roof details

• Each roof plane and its orientation
• Ridges, hips, valleys, low-slope transitions, sidewalls, and headwalls
• Vents, pipe jacks, flashing, skylights, satellite or solar attachments, and visible repairs
• Edge conditions and drainage paths

Interior continuity

• Closets, cabinets, adjoining rooms, areas below and opposite the observed condition
• Ceiling-to-wall transitions, baseboards, flooring transitions, doors, windows, and built-ins
• Mechanical rooms, attics, crawlspaces, garages, and utility areas when included and safe
• Personal property movement or mitigation work that obscures a surface

File gaps

• Overview missing before detail
• Measurement without method or location
• Condition described without a supporting image
• Image without a usable label
• Reported statement blended with observation
• Inaccessible area left unexplained
• Temporary repair documented without before/after context

Finish by comparing the assignment, inspection route, photographs, measurements, sketch, and notes side by side. A missed item may be a missed photograph, a missing limitation, an unresolved contradiction, or an unsupported conclusion—not necessarily a missing scope component.
